Canine Mold Detection

Certified mold-detection dogs. Pinpoint accuracy without demolition.

Our trained detection dogs sniff out hidden mold sources behind walls, under floors, above ceilings, and deep inside HVAC systems — so we treat the actual problem instead of guessing where it lives.

Nationally Certified Detection Dogs

Certified through [PROGRAM] and re-certified annually to ensure field accuracy.

Pinpoint Source Location

Instead of guessing, we know exactly where mold is hiding — down to the specific stud bay, cavity, or supply vent.

Non-Invasive Methodology

No exploratory drywall cuts, no torn-up flooring, no destructive investigation. The dog identifies problem areas before a single wall is opened.

Real Estate Transaction Support

Buyers, sellers, and agents rely on canine inspections to close deals with confidence, clean disclosure records, and no post-closing surprises.

Insurance Claim Documentation

Third-party defensible evidence of active mold contamination — supported by photos, handler notes, and follow-up moisture and lab verification.

Commercial & Multi-Family Property

Property managers, hotels, schools, and offices use canine detection to protect tenants, guests, employees, and their reputation.

Post-Remediation Verification

After a remediation, a follow-up canine sweep confirms no residual sources were missed inside walls or HVAC.

Handler-Verified Alerts

Every canine alert is cross-checked by the handler with moisture meters, thermal imaging, or targeted sampling before it is called a finding.

Why canine detection works when other tests fail

A dog's sense of smell is roughly 10,000 to 100,000 times more sensitive than a human's. Where a person walking through a home might notice a faint musty smell, a trained detection dog can identify parts-per-trillion concentrations of the specific volatile organic compounds (mVOCs) that active mold colonies release as they grow.

Air sampling — the most common alternative — has real limitations. It only captures spores that happen to be airborne at the exact moment the pump is running, and it cannot tell you where inside the building those spores are coming from. Moisture meters can identify wet materials but not distinguish current problems from resolved ones. A canine sweep, by contrast, tells you where active mold is right now — not where water was six months ago and not what might be floating past a pump today.

That specificity is what makes canine detection so valuable. Instead of opening a dozen exploratory wall sections trying to find a hidden colony, we open only the ones the dog alerted on. That saves homeowners thousands of dollars in unnecessary demolition and rebuild cost.

When homeowners bring in a detection dog

The most common trigger is a persistent musty smell with no visible source. If the smell gets stronger when the HVAC kicks on, if it is worse in certain rooms, or if it disappears when you open the windows and returns when you close them, there is a very good chance an active colony is hiding somewhere in the building envelope.

The second most common trigger is a family member with unexplained respiratory or sinus symptoms that improve when they leave the house. Rather than remediate speculatively, homeowners bring in a canine team to confirm — or rule out — hidden mold before spending money on demolition.

The third is post-remediation verification. After a previous contractor has completed a job, homeowners want independent confirmation that nothing was missed. Because our detection team is independent of any specific remediation crew, our findings carry real weight.

Real estate, insurance, and commercial applications

For real estate transactions, canine mold detection has become a standard of care in higher-end markets. Sellers use it to disclose cleanly and avoid post-closing lawsuits. Buyers use it to negotiate credits or walk away from properties with hidden problems. Agents use it to close deals with confidence. Because the inspection is non-invasive, it can be performed before an offer is even accepted.

For insurance claims, the third-party documentation a canine team produces is highly defensible. When an adjuster questions whether a covered water event caused mold, or whether the mold in a wall cavity is old or new, a canine alert combined with moisture and lab verification is often the deciding piece of evidence.

For commercial property, hotels, schools, and multifamily housing, canine sweeps can inspect an entire building in a fraction of the time that air sampling every room would require — and at a fraction of the cost. Property managers use us proactively after HVAC issues, roof leaks, or tenant complaints to catch small problems before they become health-department cases.
